Fine and coarse particulate matter: desert sand, construction dust, biological particles, and AC recirculation. PM2.5 is the more dangerous fraction — fine enough to enter the lungs directly.

Ventilation
CO₂ Carbon Dioxide

The primary indicator of ventilation quality. High CO₂ levels cause fatigue, poor concentration, and disturbed sleep — especially in bedrooms with closed doors overnight. A ventilation problem, not a cleaning problem.

Off-Gassing
Formaldehyde HCHO

Off-gassing from new furniture, MDF cabinetry, flooring adhesives, and building materials. Peaks in the first six months after fit-out and renovation. A ventilation and source-identification issue.

Comfort
Temperature

Thermal comfort and risk indicator. Overheated rooms — particularly bedrooms — directly affect sleep quality and daytime productivity. Also flags AC underperformance.

The primary mould risk indicator. Dubai bathrooms and kitchens are the main zones. Humidity accumulating behind tiles, under sealant, and in ceiling cavities creates mould before it becomes visible.

Closed doors trap CO₂ overnight — a leading cause of poor sleep that most residents attribute to other factors. New wardrobes and mattresses off-gas formaldehyde. Children’s rooms are a priority test point.

All readings are taken using the Temtop M2000 2nd Generation — a professional-grade calibrated device, not a consumer monitor. Results are benchmarked against WHO, Dubai Municipality, ASHRAE, and DHA standards. We also take an outdoor baseline reading before entering the property, so all indoor readings have a reference point specific to that day’s conditions.
PM2.5 and humidity move significantly with cleaning and filter replacement — and we prove it with the Step 4 re-test. Formaldehyde and CO₂, however, are ventilation issues rather than cleaning issues, and we tell you that clearly in the Step 2 plan. We won’t charge you for a deep clean that won’t move a specific parameter. The before/after report documents exactly which parameters changed and by how much — this is what distinguishes the service from a report that simply lists problems without accountability for resolving them.
Yes. Step 1 is available as a standalone assessment. You receive the full written report and Step 2 remediation plan, and you decide whether to proceed with Step 3. There is no obligation to continue. The Step 4 free re-test is included only when Step 3 is completed, as it verifies the remediation work specifically.
It is a credible cause worth investigating. Elevated CO₂ in bedrooms — caused by closed doors and poor ventilation overnight — is one of the most common but least-recognised causes of morning headaches and fatigue. Elevated PM2.5 from dirty AC filters causes respiratory irritation. High HCHO from new furniture or recent renovation can cause headaches, eye irritation, and throat discomfort. If the symptoms occur primarily at home but improve when you’re elsewhere, testing is the most direct way to determine whether indoor air quality is a contributing factor.
Yes. The Step 1 and Step 4 reports are formal written documents with parameter readings benchmarked against Dubai Municipality standards. The Step 4 comparative report includes an overall property rating and pass/fail classification per parameter. These documents are appropriate for facilities managers and commercial tenants requiring compliance documentation, as well as for post-fit-out clearance records.
