Based on the findings, Mangrove produces a specific priced remediation scope — each line item tied to a specific failing parameter. Presented to the client for approval before any work begins.
Mangrove and Steam Jockeys execute the approved plan: AC duct and coil clean, deep clean, bathroom treatment, filter replacements, ventilation recommendations.
The technician returns and re-tests the same points in the same rooms. Before/after comparative report produced.

What We
Measure and Why
Every parameter is benchmarked against Dubai Municipality and international standards — not estimated, measured.
Fine and coarse particulate matter: desert sand, construction dust, biological particles, and AC recirculation. PM2.5 is the more dangerous fraction — fine enough to enter the lungs directly.
The primary indicator of ventilation quality. High CO₂ levels cause fatigue, poor concentration, and disturbed sleep — especially in bedrooms with closed doors overnight. A ventilation problem, not a cleaning problem.
Off-gassing from new furniture, MDF cabinetry, flooring adhesives, and building materials. Peaks in the first six months after fit-out and renovation. A ventilation and source-identification issue.
Thermal comfort and risk indicator. Overheated rooms — particularly bedrooms — directly affect sleep quality and daytime productivity. Also flags AC underperformance.
The primary mould risk indicator. Dubai bathrooms and kitchens are the main zones. Humidity accumulating behind tiles, under sealant, and in ceiling cavities creates mould before it becomes visible.
Overall pass/fail rating for the property, benchmarked against Dubai Municipality standards. The Step 4 re-test produces a before/after comparative AQI that documents the measured improvement.

Closed doors trap CO₂ overnight — a leading cause of poor sleep that most residents attribute to other factors. New wardrobes and mattresses off-gas formaldehyde. Children’s rooms are a priority test point.
The main gathering space. Sofas, rugs, and curtains continuously trap and re-shed dust. Soft furnishings are common formaldehyde sources in new fit-outs and recently renovated properties.
Gas cooking generates PM2.5 and CO₂ spikes. Recirculating extractor hoods — very common in Dubai apartments — concentrate fumes rather than removing them. A significant and frequently overlooked source.
Year-round humidity creates persistent mould risk. Blocked exhaust fans allow moisture to accumulate behind tiles, under sealant, and in ceiling cavities — before it becomes visible or causes structural damage.
Often the worst-ventilated room in a villa. Multiple occupants in a small space produce rapid CO₂ build-up. A duty-of-care test point for every responsible property owner — and a mandatory test point on all 4BR+ jobs.
Tested at every AC outlet. High PM2.5 at the vent versus the room average is the clearest early indicator of a dirty filter or contaminated coil — before any visible sign or smell develops.
